Do the Research Before You Start Shopping
It is easy to begin imagining new bedding, fresh paint, guest towels, furniture, photographs and a beautiful listing. But those purchases should come after you understand your market, your possible rental model, your property’s obstacles and the income the business would need to create.
During the introductory launch, this $27 workbook is available for $17. It can help you slow down long enough to decide whether the opportunity deserves a larger investment of your time and money.
Launch pricing ends September 30.

LOOK AT YOUR SPACE DIFFERENTLY
The Answer May Be Right in Front of You
Maybe your children have left home and you are looking at rooms that are no longer being used. Maybe you need another source of income, want help covering home expenses or are wondering how to make the property you already own work harder for you.
You may have a spare bedroom, finished basement, private floor, guest cottage, second home or a primary residence you could rent while you travel. You do not need a traditional vacation property to have an opportunity.
The expensive mistake is beginning with furniture, renovations and decorating before you know whether the opportunity makes sense. This workbook helps you start with the right question: Could my property actually work?

At 60, with my daughter away at college, I found myself facing my own next chapter. I needed to create another source of income, and the answer was sitting right in front of me.
I transformed the home I had loved and lived in for almost thirty years into Endless Summer Lake House, a waterfront short-term rental on Lake Hopatcong, New Jersey. I was not a hotel expert or a real-estate investor. I was a woman willing to work hard, learn as I went and begin looking at my home differently.
For eight weeks, I repaired, replaced, painted, furnished, cleaned, assembled, photographed, priced, wrote rules and created systems for my guests. Some decisions worked beautifully. Others needed to be adjusted. Every one of them taught me something.
Those lessons became Nest to Next. This first workbook begins where my journey began: recognizing the possibility and determining whether it was worth pursuing.
